Whichever small home plan you choose, the process for building it should be clear and full of integrity.

Our ADU Construction Process:

  • 1) Consultation

    Contact us for a free consultation. We’ll review your project and discuss options, including grant funding that is available to homeowners who commit to renting their ADU to low-income tenants. After this call we will send you a preliminary project proposal with a conceptual schedule and budget.

  • 2) Site Visit

    If you would like to move forward, we will visit your property to identify any site constraints that may affect pricing - such as utilities, trees, fences or retaining walls. You will then receive a follow-up report that shows options for siting a BSIDE home on your property.

  • 3) Contract & Financing

    Once we finalize the site plan, and price any site specific elements that will be needed to make your project complete, we will send you a contract and help you begin the financing process. We have financing partners that we are happy to introduce you to. When the contract is signed, we will ask for a 20% deposit.

  • 4) Permitting

    BSIDE will take care of all permit document requirements including survey, site plans, foundation engineering, and home plans. When the permit is approved, you will need to make another 20% deposit and we will assign your project to a construction supervisor.

  • 5) Construction

    During construction we will invite you to meet with us on site every other week to review progress. There will be four invoices during construction, each tied to a major work completion milestone. Your construction supervisor will be able to answer any questions you have about these invoices and work progress.

  • 6) Management & Warranty

    We don’t just go away when the project is complete. We want to hear about how the home is working for you and what we can do to improve future builds. We also want you to be successful as a landlord, and so will happily introduce you to property managers who can help you find the right tenant for your new home. One year after the project is complete we will schedule time to visit and address any warranty concerns you might have.
